Overview
French Street is a historic B-listed building in Glasgow’s Dalmarnock. Originally a lace factory, it had been derelict for many years prior to renovation.
The project involved a full renovation and was a finalist at the 2026 Scottish Property Awards.
Precise Installs Group was appointed to deliver the complete mechanical package, covering both design and installation.
Scope of Works
The project required a comprehensive mechanical installation, including:
- Underfloor heating system, including new subfloor construction and pipework
- Ventilation systems to address limited natural airflow, particularly on the first floor
- Cooling systems, introduced as part of the building’s upgrade hot water system installation
- Fully fitted bathrooms/washrooms, including sanitaryware, IPS panels and associated services
- Installation of air-handling units and commercial gas boilers within the plant room
Approach
Given the building’s listed status and condition, careful coordination was required throughout.
Precise Installs Group took responsibility for the full design and installation of mechanical systems, working closely with a long-established team of contractors, including joinery specialists and in-house electrical support. This collaborative approach ensured continuity and efficiency across all stages of the project.
Outcome
The project was delivered in line with programme, with all mechanical systems fully integrated into the refurbished building.
The completed development achieved recognition as a finalist in the 2026 Scottish Property Awards, reflecting the quality of the overall delivery.
